General Hiring & Contracts

Do I have to sign a long-term contract for commercial cleaning services?

No. At Zusashi Maintenance, we believe our work quality should be the reason you stay, not a binding legal document. We offer month-to-month commercial cleaning agreements with no lock-in period. This allows you the flexibility to scale services up or down as your business needs change.

Unlike many national franchises that lock you into 1-3 year contracts with strict cancellation penalties, we earn your business every single month. If you are ever unsatisfied, we simply ask for a standard 30-day notice, though our client retention rate suggests you won't need it.

Are your cleaning staff fully insured and background checked?

Absolutely. Security is the number one concern for our clients in Markham and the GTA. Every single member of the Zusashi Maintenance team undergoes a rigorous vulnerable sector background check before they are ever allowed on a client site.

Furthermore, we carry comprehensive insurance to fully protect your business:

What happens if my regular cleaner calls in sick?

How quickly can you start cleaning my facility?

For emergency cleaning services (such as post-flood cleanup or immediate sanitation needs), we can often dispatch a crew within 4 hours. Our onboarding process is streamlined:

What is included in your standard office cleaning service?

Our standard Office Cleaning Scope of Work is designed to maintain a pristine professional environment. While every contract is customized, a typical nightly visit includes:

  • Trash & Recycling: Emptying all bins and replacing liners.
  • Floors: Vacuuming all carpets (wall-to-wall and mats) and mopping hard floors with a neutral cleaner.
  • Dusting: Wiping clear surfaces, desks, window sills, and filing cabinets.
  • Sanitization: Disinfecting high-touch points like door handles, light switches, and elevator buttons.
  • Kitchen/Breakroom: Wiping counters, cleaning the sink, wiping appliance exteriors, and arranging chairs.
  • Washrooms: Scrubbing and disinfecting toilets/urinals, polishing mirrors/chrome, and refilling supplies.
Do you offer Day Porter services for high-traffic buildings?

Yes. For large corporate offices, shopping malls, and multi-tenant buildings in Markham and Vaughan, nightly cleaning is often not enough. We provide Day Porter and Matron Services to maintain the facility during business hours.

A Day Porter's responsibilities include:

  • Monitoring and cleaning washrooms hourly.
  • Cleaning up spills and safety hazards immediately.
  • Keeping the lobby and entrance areas pristine for visitors.
  • Emptying exterior trash bins and picking up litter in the parking lot.

Do you have experience cleaning active warehouses?

What is high-reach dusting and why do I need it?

High-Reach Dusting involves cleaning areas above 10 feet, such as rafters, beams, HVAC ducts, pipes, and industrial lighting fixtures. In a warehouse, dust accumulates on these high surfaces over time.

It is critical to remove this dust because:

  • Fire Hazard: Accumulated dust (especially combustible dust) can ignite.
  • Product Contamination: Vibrations can cause dust clumps to fall onto your inventory or production line below.
  • HVAC Efficiency: Clogged intakes reduce air quality and increase energy costs.

We use scissor lifts, boom lifts, and extension poles with HEPA vacuums to clean these areas safely and effectively.

Can you help us pass our SQF or BRC food safety audit?

Yes. We provide Audit-Ready Cleaning Services for food processing plants and pharmaceutical warehouses. We are familiar with the strict sanitation requirements of SQF (Safe Quality Food), BRC, and HACCP audits.

Floor Maintenance & Carpet Cleaning

How often should I strip and wax my VCT floors?

The frequency of Strip and Wax depends on your foot traffic. For most commercial offices, we recommend a full strip and wax once per year, with a "Scrub and Recoat" every 6 months.

For high-traffic retail stores, schools, or medical clinics, you may need quarterly maintenance. Regular spray buffing or burnishing (high-speed polishing) should be done monthly to harden the wax and maintain the "wet look" shine. Neglecting VCT floors allows dirt to grind into the tile, causing permanent yellowing and damage that cannot be fixed without replacement.

Can you remove winter salt stains from our carpets?

Yes. In Ontario, winter salt (Calcium Chloride) is the #1 enemy of commercial carpets. It leaves white, crusty stains and creates an alkaline environment that can damage carpet dyes.

Standard vacuuming does not remove salt. We use a specialized Acidic Neutralizing Rinse during our Hot Water Extraction process. This dissolves the salt crystals and restores the pH balance of the carpet fibers. We recommend a deep steam clean every Spring to remove the winter's accumulation of salt and grit.

What is the difference between Steam Cleaning and Encapsulation?

Hot Water Extraction (Steam Cleaning) is a restorative process. It injects hot water and cleaning solution deep into the carpet pile and extracts it. It is the most thorough method but requires 4-6 hours to dry. It is best for annual deep cleans or heavily soiled carpets.

Encapsulation is a low-moisture maintenance method. A polymer solution is brushed into the carpet, which crystallizes around dirt particles. These crystals are then vacuumed up. It dries in 30-60 minutes. This is ideal for interim maintenance in 24/7 facilities like hotels or call centers where you cannot close off areas for long periods.

Specialized & Exterior Services

What does your Post-Construction Cleaning include?

Our Post-Construction Cleaning is designed to take a site from "construction complete" to "move-in ready." It typically involves a 3-stage process:

  1. Rough Clean: Removal of large debris, stickers, and sweeping.
  2. Deep Clean: HEPA vacuuming of all surfaces (including walls and ceilings) to remove fine silica dust, cleaning inside cabinets, and scraping paint splatter from windows.
  3. Touch-Up Clean: A final pass 24-48 hours later to catch any dust that has settled before the final PDI (Pre-Delivery Inspection).
What is Dry Ice Blasting and why should I use it?

Dry Ice Blasting is an advanced industrial cleaning method. It uses solid CO2 pellets accelerated at supersonic speeds to clean surfaces. Upon impact, the pellets sublimate (turn into gas), lifting the contaminant off.

The main benefits are:

  • No Secondary Waste: Unlike sandblasting or water blasting, there is no grit or water to clean up afterwards.
  • Non-Abrasive: It won't scratch or pit metal surfaces.
  • Non-Conductive: It can be used to clean live electrical motors and panels safely.
  • Food Safe: It effectively removes carbon buildup and grease from food processing machinery without chemicals.
Can you remove graffiti from my building exterior?

Yes. Graffiti should be removed as soon as possible (within 24-48 hours) to prevent "ghosting" (where the pigment soaks into the stone) and to deter copycats. We use Hot Water Pressure Washing combined with biodegradable graffiti removal solvents to lift paint from brick, concrete, stone, and glass without damaging the underlying surface.

Do you clean underground parking garages?

Yes, we offer comprehensive Parking Garage Cleaning and pressure washing services. This is usually done in the Spring to remove the heavy accumulation of winter salt and sand. If left untreated, chlorides from the salt can penetrate the concrete and corrode the rebar, leading to structural damage.

Our process involves:

  1. Power sweeping to remove loose debris.
  2. Degreasing oil stains.
  3. High-pressure power washing to flush salt into drains.
  4. Cleaning pipes, lighting fixtures, and signs.
