Post-renovation cleaning is not the same job as post-construction

Post-renovation cleaning is the clean-up after work in a building that never closed. The offices either side are still occupied, there is furniture and equipment to work around, and the person hiring is the business that has to open on Monday — not a general contractor handing over an empty shell.

The dust is identical. Everything around the dust is different, and that is what changes the scope, the schedule and the price.

The part most renovation quotes miss

Fine renovation dust does not stay where the work was. It travels through doorways and return air paths, rides out on foot traffic, and settles on surfaces nobody thinks to look at until the light catches them a fortnight later.

It goes further than the work area

Drywall and demolition dust is fine enough to stay airborne for hours and reaches well past the sealed zone. A quote scoped to the renovated room leaves you cleaning the rest of the floor yourself.

It settles high, then falls

Light fixtures, door frames, ledges, blinds and the tops of partitions collect it first. Clean the floor and skip the height and you will be cleaning the floor again next week.

It gets into equipment

Monitors, keyboards, printers, vents and desk drawers in the surrounding area all hold renovation dust. These are wiped down individually rather than dusted around.

It recirculates

Vents, diffusers and return grilles in the affected zone are cleaned so the system stops redistributing what has already settled. Filter changes stay with your HVAC contractor.

So the scope is written around the affected area, not the construction area. On the walkthrough we work outward from the renovation until the dust stops, and quote that.

Cleaning around people who are still working

Almost every renovation clean we do is in a live building, which makes sequencing the real skill rather than the cleaning itself.

Phased by area

We take one zone at a time, seal it from the rest of the floor while we work, clean it out and hand it back before starting the next. Your staff keep working; the dust does not follow them around the building.

Evenings and weekends

Where the load is heavy or the floor cannot be sectioned sensibly, out-of-hours work removes the problem. Most clinics and professional offices take this option — the space is released at 6pm and ready before the first appointment.

Agreed before we start

The sequence, the areas and the hand-back points go in the quote. A renovation clean improvised on the day is how a business ends up closed for an afternoon it had not budgeted for.

What we do not do: renovation work in an older building can disturb materials that are regulated in Ontario as designated substances — asbestos being the most common in drywall compound, floor tile and pipe insulation. Identifying, removing and clearing those is licensed abatement work with its own testing and documentation, and we neither do it nor claim to. Where a designated substance is present, that work must be completed and the space cleared by the appropriate contractor first. We clean afterwards.

What a post-renovation clean covers

Fine dust removal from all surfaces in the affected area, worked top-down
High-level detail — light fixtures, door frames, ledges, partition tops, blinds
Paint spots, adhesive residue, sticker and protective film removal
Interior glass, partitions and mirrors, both faces
Vents, diffusers and return grilles in the affected zone
Hard floors washed, then washed again once airborne dust has settled
Carpet vacuumed with HEPA filtration, extraction quoted where dust has bedded in
Desks, equipment, monitors and storage in the surrounding area wiped individually
Washrooms and kitchens serving the affected floor returned to normal standard
Debris and packaging removal from the cleaned zone
Final walk-through with you before the area is handed back

For a clinic, dental practice or any space with an infection-control routine, the area is also brought back to its normal standard with Health Canada DIN-registered disinfectants at correct contact time, and you get a written record of what was cleaned and with what. That record is yours to keep on file.

How post-renovation cleaning is priced

Per project, after a walkthrough. There is no honest per-square-foot number for a renovation clean quoted over the phone, because the two things that drive the price are not visible from a floor plan: how far the dust actually travelled, and how much occupied space has to be worked around.

As a reference point, our post-construction work runs roughly $0.20 to $0.50 per square foot depending on project type and condition. A renovation clean in an occupied building normally sits at the upper end of that band or on a fixed project price, because working around furniture, equipment and people is slower than working in an empty shell — and because the scope covers the affected area rather than just the renovated room.

What moves it up

Heavy demolition dust; a floor that cannot be sectioned; clinical or food-service space with a higher finish standard; carpet that needs extraction rather than vacuuming; a hard deadline that means night work; and equipment-dense areas where every item is wiped individually.

What brings it down

A space that can be closed for a day; hard flooring rather than carpet; dust that was well contained during the work; a single defined zone rather than a whole floor; and booking the clean alongside an existing cleaning contract rather than as a standalone job.

What is the difference between post-renovation and post-construction cleaning?

Post-construction cleaning happens in an empty shell — no furniture, no staff, no finishes to protect, and the client is usually a builder handing the space over. Post-renovation cleaning happens in a building that is still in use. There are desks, files, equipment and often people in the next room, the work is confined to part of the floor, and the client is the occupier rather than a general contractor. The dust is the same. Everything around it is different, which is why it is scheduled, contained and priced differently.

Do you clean after a renovation in a medical or dental office?

Yes. Clinical space needs the renovation dust removed and then the room brought back to its normal standard, which means DIN-registered disinfectants at correct contact time and a written record of what was cleaned. That is the same method our healthcare and dental cleaning teams use day to day, and the record is yours to keep on file.

Do you handle asbestos or other designated substances?
