Why Keep a Floor Maintenance Log

Floors are usually the largest recurring line in a facility cleaning budget and the easiest to get wrong in both directions — stripped too often, or left until the finish is gone.

The Cycle Only Works If You Track It

Burnishing, scrub-and-recoat and strip-and-wax sit at very different price points and intervals. Without a record, most facilities default to stripping — the most expensive and most damaging option — because nobody can say when the floor was last recoated.

Stripping Too Often Costs Twice

A full strip removes finish down to the tile and shortens the life of the floor itself. A log that shows recoats were done on schedule is what justifies not stripping this year, which is usually the single largest saving available in floor care.

After a Slip

If someone falls, the questions are what was on the floor, when it was last maintained and by whom. A dated record with the service and the product answers that in one page instead of a reconstruction.

Budgeting and Tendering

What should a floor maintenance log record?

The date, the area and surface, the floor type, the service performed, how many coats of finish were applied where relevant, who did the work, and when the next service is due. The next-due column is the one that turns the log from a history into a schedule.

What is the difference between burnishing, scrub-and-recoat and strip-and-wax?

Burnishing polishes the existing finish and is the cheapest and most frequent. Scrub-and-recoat removes the top layer of finish and applies fresh coats, extending the life of what is already down. Strip-and-wax removes all finish back to the tile and rebuilds it, which is the most expensive and the hardest on the floor. Most facilities should be recoating far more often than they strip, and a log is what makes that visible.

How often should commercial floors be stripped and waxed?

Less often than most buildings do it. The right interval depends on traffic, floor type and how well the interim cycle is kept up — a floor that is burnished and recoated on schedule can often go years between full strips. Set the interval from your own traffic and finish condition, and use the log to show the interim work was actually done.

Can our cleaning contractor keep these records for us?
