What commercial window cleaning actually covers

Glass is the first thing a customer sees and the last thing most cleaning contracts include. It is usually excluded from a nightly janitorial scope and then quietly forgotten for a year.

Commercial window cleaning keeps the glass on your building presentable inside and out — and on a working storefront that means far more than the pane itself. The frames, sills and tracks hold the dirt that makes clean glass look dirty again within a week, so a proper service does all four. We work across the GTA on storefronts, plazas, low-rise offices, medical and dental clinics, dealerships, restaurants and warehouse frontages, on schedules from twice-monthly to twice-yearly.

Most buildings need two different things and only ever buy one. The exterior is about weather: road salt spray, rain spotting, pollen, exhaust film and construction dust. The interior is about people: fingerprints on entrance doors, hand marks on partitions, smears on display cases. Exterior glass is what the street sees. Interior glass is what your client sees while they wait in reception — and it is the one that gets skipped.

We are deliberately a ground-floor and low-rise window cleaning company. That covers the overwhelming majority of commercial buildings in the GTA, and it is a scope we can do properly, safely and on a reliable schedule. We do not take on high-rise work, and there is a section below explaining exactly where our line is — because the honest answer is more useful to you than an over-promise.

Our height limit, stated plainly

We clean ground-floor and low-rise glass — reached from the ground with water-fed poles, or with ladders where that is the safe and appropriate method. In practice that covers storefronts, plazas, strip malls, single-storey clinics and dealerships, and low-rise office buildings up to roughly three or four storeys.

We do not take on high-rise work: no suspended platforms or swing stages, no boatswain chairs, no rope access. That work needs specialist equipment, engineered roof anchor points and specific fall-protection training, and a general cleaning contractor should not be doing it. If your building needs it, we will tell you on the walkthrough and you can hire a dedicated high-rise contractor — which is a better outcome for you than us saying yes and sending the wrong crew.

Two dates matter more than the interval anywhere in the GTA. After winter, road salt spray leaves a grey film on every pane at street level, and it does not rinse off in rain — a spring exterior clean is the single most visible improvement most buildings get all year. After spring pollen, a second pass clears the yellow film that settles on sills and frames. If budget only allows twice a year, those are the two.

We count the glass, check what is reachable from the ground, note frame and track condition, and flag anything outside our height scope before quoting.

Schedule around you

Storefront exteriors early morning before opening; office and clinic interiors after hours or weekends. Wet work should not happen through your traffic.

Clean the whole opening

Glass both faces, then frames, sills and tracks. Scrape and detail where there is adhesive, paint or construction residue rather than dragging it across the pane.

Check and clear

Water spotting removed from adjacent surfaces, entryway dried, equipment cleared. A written service record is available on request for property managers.

The variables that actually move the price

Pane count and size: the single biggest factor. Twenty small divided panes take far longer than four large panes covering the same area, because the work is in the edges.

Reachability: glass cleaned from the ground with a pole is quicker and safer than glass needing ladder setup and repositioning. Obstructions — planters, awnings, parked vehicles, security grilles — add time.

Interior as well as exterior: interior work is a separate pass with its own access arrangements, especially in occupied clinics and offices.

Condition on arrival: a first clean on neglected glass — hard-water spotting, adhesive residue, construction film — takes materially longer than the maintenance visits that follow. We price the first visit and the recurring visits separately so you can see the difference.

Frequency: a monthly schedule costs less per visit than an annual one, because the glass never gets far from clean. All quoting is done after a free on-site walkthrough, with a written scope. No lock-in contract.

Window cleaning after construction and renovation

A different job from maintenance cleaning, and doing it in the wrong order ruins glass.

Glass on a newly finished site carries stucco splatter, paint flecks, silicone and adhesive residue, sticker glue and fine concrete dust. That dust is abrasive — squeegeeing straight over it drags grit across the pane and leaves permanent fine scratches that no amount of later cleaning removes. Construction glass has to be soaked, scraped correctly and detailed before any normal washing happens.

For that reason, window and glass detailing is normally part of our post-construction cleaning scope rather than a standalone window visit — it belongs in the sequence with dust removal and final detailing, not before it. If your project is at that stage, book it as post-construction and the glass is handled within it. Exterior hard surfaces around the entrance often need attention at the same time, which is where pressure washing pairs naturally.

Window cleaning puts someone with water and a ladder next to your entrance while customers walk past. It is worth knowing who that is.

What does commercial window cleaning include?
A standard service covers the glass inside and out, plus the frames, sills, and tracks — the parts that make glass look dirty again within days if they are skipped. We finish with a streak-free squeegee or purified-water rinse, and we remove any water spotting on adjacent surfaces before we leave.
How often should commercial windows be cleaned?
It depends on the frontage and the traffic. Retail storefronts and restaurants with heavy hand contact usually need monthly or twice-monthly service to stay presentable. Low-rise offices, medical and dental clinics, and professional offices typically run quarterly. Industrial and warehouse glass is often twice a year. In the GTA, two points in the calendar matter more than the interval: after winter, when road salt spray has filmed everything at street level, and after spring pollen.
Do you clean interior glass and partitions?
Yes, and it is the part most often forgotten. Interior glass — meeting-room partitions, entrance vestibules, reception glass, display cases, and glass door panels — collects fingerprints and cleaning-cart marks faster than exterior glass collects dirt. It is also what a client standing in your reception actually sees. Interior-only service can be scheduled on its own if your exterior is handled elsewhere.
Can you clean windows outside business hours?
Yes. Storefront exterior work is usually done early morning before opening, which keeps ladders and equipment away from customers. Interior glass in offices and clinics is normally done after hours or on the weekend. Because window cleaning is a wet task, we schedule around your traffic rather than through it.
How much does commercial window cleaning cost in the GTA?
