Why Audit Accessible Parking

Nobody repaints a lot because it looks slightly faded. They repaint it after a complaint — which is the expensive way to find out.

Width Is the Thing That Drifts

A stall repainted by eye, or repainted after resurfacing without measuring, can end up narrower than it started. Type A is 3,400 mm minimum and Type B is 2,400 mm minimum — write the measured number down rather than recording "looks fine".

The Access Aisle Is Not Spare Space

The 1,500 mm shared aisle is what makes a van-accessible space usable at all. It is also the first thing lost when a lot is restriped tighter to gain spaces, so measure it separately from the stall.

What are the accessible parking stall dimensions in Ontario?

Under the AODA Integrated Accessibility Standards Regulation, Design of Public Spaces standard, a Type A van-accessible space is a minimum 3,400 mm (3.4 m) wide and a Type B space a minimum 2,400 mm (2.4 m) wide, with a shared access aisle a minimum 1,500 mm (1.5 m) wide. Confirm the figures and the required counts against the regulation and your municipality for your specific property — the Ontario Building Code and local zoning also apply.

How many accessible parking spaces does a lot need?

It depends on the size of the lot. Broadly, lots of 12 or fewer spaces generally require at least one Type A van-accessible space, and larger lots are based on a percentage of total spaces split between Type A and Type B. Because the counts and exemptions vary with the property and its use, verify the requirement for your lot against the regulation rather than applying a rule of thumb.

How often should a parking lot be audited?

There is no single interval that fits every property. Most managers walk lots at least once a year, usually in spring after the freeze-thaw and plough season has done its damage, and again after any resurfacing or restriping. The audit type column lets you record scheduled inspections separately from post-repaint verification and complaint follow-ups.

What should I check besides stall width?

The access aisle width, whether the hatched aisle markings and "No Parking" text are still legible, whether the signage is present and undamaged, the condition of the stall lines themselves, and whether the accessible spaces still connect to an accessible route into the building. The log has a column for each so a single walk captures all of it.
