What is the difference between epoxy, polyaspartic, and urethane cement?

Three different floor coating chemistries for different commercial uses. 100% solids epoxy is the workhorse for warehouses and general industrial floors — durable, chemical resistant, lower cost. Polyaspartic (also called polyurea) cures in 1-2 hours instead of 24 — used when the facility needs to be back in service the next day. Urethane cement is the thickest, most aggressive system — used in food plants, breweries, dairies, and meat processing where the floor sees thermal shock from hot wash-downs, steam, and aggressive cleaners.

How long does an epoxy floor installation take?

A typical warehouse epoxy installation takes 2-4 days for areas up to 10,000 sq ft. Day 1 is diamond grinding and surface preparation. Day 2 is primer and base coat. Day 3 is topcoat. Day 4 is cure and inspection. Polyaspartic systems can be installed in 1-2 days for facilities that need fast return-to-service. Urethane cement systems take 3-5 days due to thicker build and longer cure times.

Can you install epoxy flooring in a working warehouse without shutting down?

Yes — we sequence installations in zones so production stays running. A 50,000 sq ft warehouse can be coated 5,000-10,000 sq ft at a time over multiple weekends, with each zone fully cured and back in service before we move to the next. We coordinate with your operations manager on rack moves, pallet relocation, and traffic patterns. Weekend and overnight scheduling available.

What types of facilities need epoxy flooring?

Commercial epoxy flooring is standard for warehouses, distribution centres, manufacturing plants, auto dealerships and service bays, food processing and beverage facilities, breweries, commercial kitchens, pharmaceutical and laboratory environments, healthcare and lab back-of-house, retail back-of-house and stockrooms, and parking garage floors. Each facility type has different requirements for chemical resistance, slip resistance, ESD (electrostatic discharge) rating, and FDA/CFIA food-grade compliance.

Is your epoxy flooring food-grade compliant?

Yes. For food and beverage facilities we install urethane cement systems with CFIA, USDA, and HACCP-compliant ratings. These systems handle daily caustic and acidic wash-downs, hot water and steam cleaning, thermal cycling, and resist bacterial growth in seams. We provide documentation of product compliance for your QA file. Common applications: dairies, breweries, meat processing, bakeries, pet food, beverage bottling.

Do you offer ESD (anti-static) epoxy flooring for electronics manufacturers?

Yes. Static-dissipative and conductive epoxy systems are installed in electronics manufacturing, server rooms, and explosive-environment workshops where ESD damage to components or static-sparked fires must be controlled. We install systems rated to ANSI/ESD S20.20 standards with optional copper grounding grid and post-install resistance testing.

What surface preparation is required before installing epoxy?

Concrete surface preparation is the single biggest factor in coating longevity. We diamond grind the existing concrete to an industry-standard CSP-3 to CSP-4 profile, vacuum-recover the dust, repair cracks and spalls with epoxy mortar, and conduct a moisture-vapour-transmission test before primer goes down. Skipping prep is why most failed epoxy floors fail — we never shortcut it. If your concrete has moisture issues, we install a moisture-vapour barrier coating first.

Can you install epoxy over an existing damaged epoxy floor?

Sometimes yes, sometimes no. If the existing coating is well-adhered we can scuff-sand and recoat. If the existing coating is peeling, delaminating, or has hot-tire pickup damage, the failed coating must be mechanically stripped back to bare concrete before a new system goes down. We always conduct an adhesion pull-test on the existing coating before quoting a recoat — if it fails the pull-test, we quote full removal.

Do you provide non-slip / textured finishes for slip resistance?

Yes. Slip-resistant aggregate (aluminum oxide or quartz silica) is broadcast into the wet coating and back-rolled to create a textured anti-slip surface. Standard textures range from light (offices, retail back-of-house) to aggressive (wet processing areas, loading dock ramps, parking garage decks). Texture level is selected based on your facility traffic and wet/dry conditions.

What is the lifespan of a commercial epoxy floor?

A properly installed and maintained commercial epoxy floor lasts 10-15 years in moderate-traffic industrial environments. Heavy-traffic warehouse floors with forklift traffic typically need a recoat every 7-10 years. Food plant urethane cement floors run 15-20 years. The single biggest factor is whether the original surface prep was done correctly. Routine cleaning with neutral cleaners (not acidic or solvent-based) extends life significantly.

Do you provide floor markings and safety lines as part of installation?

Yes. Forklift aisles, pedestrian walkways, safety zones, hazard markings, and OSHA/MOL-compliant traffic flow markings are installed during the final topcoat. We coordinate marking layouts with your safety officer or warehouse manager before installation. Markings are embedded in the topcoat — not painted on top — so they don't wear off from forklift traffic.

Are you licensed and insured for commercial flooring work?

Yes. Zusashi Maintenance is fully WSIB compliant and carries $5 million in commercial general liability insurance. All technicians are trained on diamond grinding equipment, dustless vacuum systems, two-component coating chemistry, and confined-space safety where applicable. We provide certificates of insurance and WSIB clearance certificates for property managers and GCs on request.
