Post-construction cleaning is not the same as regular commercial cleaning. Drywall dust penetrates everything — HVAC vents, inside cabinets, on top of window frames, under fixtures. Paint overspray ends up on glass, hardware, and floors. Stickers and protective film need removing from windows, fixtures, and appliances. Done wrong, the space looks dirty at handover; done right, it looks brand new.
This checklist covers all three phases of commercial post-construction cleaning for Ontario offices, retail fit-outs, restaurants, and commercial builds. Use it as a scope guide for your contractor or as a self-inspection tool before occupancy.
Phase 1 — Rough Clean (During or Immediately Post-Construction)
The rough clean happens while trades may still be working or immediately after they leave. The goal is to remove bulk debris and make the space safe to navigate — not to achieve a polished finish. Final finishes haven't all been installed, so this is debris removal, not detailed cleaning.
| Task | |
|---|---|
| ☐ | Remove all construction debris, scrap material, and packaging |
| ☐ | Sweep all floors — drywall chunks, nails, fasteners, wood offcuts |
| ☐ | Remove bulk drywall dust from floors (dry sweep or HEPA vacuum — do not mop dust) |
| ☐ | Remove all construction-related tape, labels, and temporary signage |
| ☐ | Clear all window wells and sills of debris and caulk tubes |
| ☐ | Remove leftover materials from mechanical rooms and utility spaces |
| ☐ | Sweep stairwells — construction traffic brings significant debris |
| ☐ | Bag and stage all waste for disposal |
Phase 2 — Final Clean (After All Trades Complete)
The final clean happens once all trades have finished and the space is ready for handover. This is the most labour-intensive phase — every surface gets cleaned, every fixture gets wiped, every piece of glass gets polished. This is the clean that determines what the client or tenant sees on handover day.
| Task | |
|---|---|
| ☐ | Remove all protective film from windows (interior) |
| ☐ | Clean window glass interior — remove paint overspray, dust, fingerprints |
| ☐ | Clean window frames and tracks — drywall dust accumulates in tracks |
| ☐ | Clean all glass partition panels and doors |
| ☐ | Remove labels and protective coating from glass fixtures |
| ☐ | Polish all mirrors to streak-free finish |
| Task | |
|---|---|
| ☐ | Remove protective wrap or film from door hardware |
| ☐ | Wipe all door surfaces — both sides, top edge, and bottom edge |
| ☐ | Clean all door frames — drywall mud and paint overspray common here |
| ☐ | Clean all door handles, hinges, and closers |
| ☐ | Remove paint overspray from door hardware (use appropriate solvent) |
| ☐ | Wipe all baseboards — top surface and face |
| Task | |
|---|---|
| ☐ | Wipe cabinet exteriors — all faces, handles, and tops |
| ☐ | Clean cabinet interiors — dust and construction debris settle inside |
| ☐ | Remove protective film from countertops and millwork surfaces |
| ☐ | Clean countertops — remove caulk residue, adhesive, and construction marks |
| ☐ | Wipe all shelving units — top surface and interior |
| ☐ | Clean all light fixtures and switches — remove dust and protective film |
| ☐ | Clean HVAC vent covers — construction dust fully clogs these |
| Task | |
|---|---|
| ☐ | Remove protective film from all fixtures (toilets, sinks, mirrors) |
| ☐ | Clean and disinfect all toilet fixtures — caulk and silicone residue common |
| ☐ | Clean sinks, faucets, and drains — remove installation residue |
| ☐ | Remove grout haze from tile floors and walls (if newly tiled) |
| ☐ | Clean shower or tub surrounds — remove caulk film and adhesive |
| ☐ | Polish mirrors — remove protective coating and construction dust |
| ☐ | Clean exhaust vent cover — typically full of drywall dust |
| ☐ | Mop washroom floor — final clean after dust removal |
| Task | |
|---|---|
| ☐ | HEPA vacuum all flooring — carpet, hardwood, LVT, concrete |
| ☐ | Remove all floor protection (paper, cardboard, plastic sheeting) |
| ☐ | Remove adhesive residue from floor protection removal |
| ☐ | Remove paint drips and overspray from hard floors |
| ☐ | Clean floor edges and corners — construction debris accumulates here |
| ☐ | Damp mop all hard floors once dust is fully removed |
| ☐ | Steam or hot water extract carpet if soiled during construction |
| ☐ | Apply floor finish or polish if specified (VCT, polished concrete) |
| Task | |
|---|---|
| ☐ | Wipe down all wall surfaces — remove dust, fingerprints, construction marks |
| ☐ | Clean ceiling tiles — dust and overspray can settle on tiles |
| ☐ | Remove all painter's tape residue from walls and trim |
| ☐ | Clean all switch plates and outlet covers |
| ☐ | Wipe column wraps and any decorative millwork |
| ☐ | Clean elevator interior if used during construction |
| ☐ | Clean lobby and entrance — first impression area |
Phase 3 — Touch-Up Clean (Pre-Occupancy)
The touch-up clean happens between the final clean and occupancy — typically 24–72 hours before the client or tenant moves in. Trades may have returned for punch list items, creating new dust and footprints. This is a light clean: floors, glass, and any surfaces disturbed since the final clean.
| Task | |
|---|---|
| ☐ | Re-vacuum all flooring — trades tracking in dust post-final-clean |
| ☐ | Re-mop hard floors — footprints and dust from punch list trades |
| ☐ | Re-clean all glass — fingerprints from trades inspecting their work |
| ☐ | Wipe all counters and surfaces touched since final clean |
| ☐ | Clean any newly installed fixtures missed in final clean |
| ☐ | Remove any new construction debris from punch list work |
| ☐ | Final washroom check — restock and spot-clean |
| ☐ | Walk through with project manager or client for sign-off |
Common Post-Construction Cleaning Mistakes in Ontario
- Mopping before HEPA vacuuming — spreads drywall dust into a paste; always vacuum first
- Using abrasive cleaners on new surfaces — scratches new countertops, LVT, and fixtures
- Skipping window tracks — drywall dust fully packs into tracks and isn't visible until the window is opened
- Missing cabinet interiors — dust settles inside during construction; clients open cabinets on move-in day
- Not removing grout haze — newly tiled areas require a specific grout haze remover; regular mopping won't clear it
- Skipping the touch-up clean — punch list trades create new dust; skipping this step means a dirty space on occupancy day
Frequently Asked Questions
What are the phases of post-construction cleaning?
Post-construction cleaning has three phases: rough clean (debris removal and bulk dust while trades may still be working), final clean (deep clean of every surface after all trades finish), and touch-up clean (light clean immediately before occupancy to address any dust or footprints created by punch list trades).
How long does post-construction cleaning take in Ontario?
A standard final clean for a 2,000–3,000 sq ft commercial office fit-out takes 8–16 hours (2–3 cleaners, 1 full day). Larger spaces take 2–4 days. Rough cleans are shorter. Touch-up cleans are 1–4 hours depending on what was disturbed since the final clean.
What does post-construction cleaning cost in Ontario?
Post-construction cleaning in Ontario typically costs $0.25–$0.45 per sq ft for the final clean. A 2,000 sq ft office fit-out runs $500–$900. Larger commercial builds are priced after a walkthrough. See our post-construction cleaning cost guide for detailed GTA pricing by space type.
